We open walls before we price the job. A low number that turns into change orders helps nobody — we would rather find the surprise while you can still make decisions about it.
Consultation and feasibility
1–2 weeks
We walk the space, check the permit history, and tell you honestly what is possible in your budget.
Discovery and design
3–10 weeks
Exploratory openings to see what is actually behind the walls, then design to real conditions — and every selection signed off.
Contract and permitting
2–8 weeks
Scope, allowances, and a written change order process agreed before work starts. We pull the permit ourselves.
Demolition and rough work
2–8 weeks
Containment and protection first, then demolition, structural work, and rough-ins — with anything discovered documented and priced in writing.
Finishes and millwork
3–12 weeks
Drywall, flooring, tile, and paint, plus the trim and cabinetry we build ourselves.
Final inspection and handover
1–3 weeks
Final inspections, our own punch before you see it, then walkthrough, warranty, and a clean space back.

- Yes. We handle permit submittal and plan review ourselves and record the notice of commencement, rather than leaving that to you or handing it off to someone else.
- How long does a project take?

On a new home, design, engineering and selections run 8 to 16 weeks, permitting 4 to 12 weeks, and structure and dry-in 8 to 14 weeks. A kitchen moves faster: consultation and feasibility 1 to 2 weeks, design and selections 3 to 8 weeks, cabinetry and finishes 4 to 10 weeks.
