How this project runs
We analyse and price accessibility requirements before you sign, not after plan review. It is the most common budget surprise in commercial work, and it should not be a surprise.
Consultation and due diligence
2–4 weeks
We confirm occupancy classification, egress, and accessibility exposure up front — and read your lease if this is a tenant improvement.
Design, code analysis, and selections
8–20 weeks
Sealed drawings, a written code and accessibility analysis, systems design, and every selection locked before submittal.
Contract and permitting
6–16 weeks
We run building, fire marshal, and health review ourselves — in parallel where the jurisdiction allows, so nothing waits in line.
Demolition, site, and structural work
3–12 weeks
Containment and life-safety protection first, then demolition, structural work, and site work where the project is ground-up.
Systems and rough-ins
4–12 weeks
Electrical, plumbing, and mechanical rough-in, plus fire sprinkler and alarm — each with its own inspection.
Finishes and millwork
4–12 weeks
Rated assemblies built to the tested detail, then ceilings, flooring, paint, and casework from our own shop.
Inspections, certificate, and turnover
2–6 weeks
Building and fire marshal finals, your certificate of occupancy or completion, punch, and staff training on the systems you now operate.
Timeframes are typical ranges, not guarantees. Permit review times are set by the building department and are outside our control.

The questions people actually ask
Licence, coverage area, permits, timelines. Have a different one? Ask us and we will answer it the same way.
- Is Covenant Builders licensed in Florida?
- Yes. Covenant Builders holds Florida Certified Building Contractor licence CBC1253676, active since December 8, 2005. You can verify it yourself on the Florida DBPR licence lookup before you ever call us.
- What areas do you build in?
- Vero Beach, Sebastian, Fort Pierce, Port St. Lucie, Fellsmere and the surrounding Treasure Coast. Office hours are Monday through Friday, 9:00 AM to 5:00 PM. If you are not sure whether your address is in range, ask us.
- Do you pull your own permits?
- Yes. We handle permit submittal and plan review ourselves and record the notice of commencement, rather than leaving that to you or handing it off to someone else.
- What do I get before I sign anything?
- A written scope before work starts, and the step-by-step process for your service with honest durations, so you can read what happens and when before you commit to anything.
