How this project runs
We lock every finish selection before we submit for permit. It is the single biggest reason a build stays on schedule.
Contract and deposit
1–2 weeks
We walk the lot, confirm what is buildable, and put scope, price, and schedule in writing.
Design, engineering, and selections
8–16 weeks
Whether we draw it or you bring plans, this stage ends with sealed drawings and every finish chosen and signed off.
Permitting and notice of commencement
4–12 weeks
We handle submittal and plan review ourselves, record the notice of commencement, and schedule the first inspection.
Site work and foundation
4–8 weeks
Clearing, fill, underground plumbing, termite treatment, and the slab your house sits on.
Structure and dry-in
8–14 weeks
Walls, tie beam, trusses, roof, windows and doors — the point your home stops being weather-dependent.
Rough-ins, millwork, and finishes
12–20 weeks
Electrical, plumbing and air inside the walls, then drywall, stucco, and the cabinetry we build in our own shop.
Final inspections and certificate of occupancy
2–4 weeks
Every trade signs off, the county issues your certificate of occupancy, and we hand over the keys and the warranty.
Timeframes are typical ranges, not guarantees. Permit review times are set by the building department and are outside our control.

The questions people actually ask
Licence, coverage area, permits, timelines. Have a different one? Ask us and we will answer it the same way.
- Is Covenant Builders licensed in Florida?
- Yes. Covenant Builders holds Florida Certified Building Contractor licence CBC1253676, active since December 8, 2005. You can verify it yourself on the Florida DBPR licence lookup before you ever call us.
- What areas do you build in?
- Vero Beach, Sebastian, Fort Pierce, Port St. Lucie, Fellsmere and the surrounding Treasure Coast. Office hours are Monday through Friday, 9:00 AM to 5:00 PM. If you are not sure whether your address is in range, ask us.
- Do you pull your own permits?
- Yes. We handle permit submittal and plan review ourselves and record the notice of commencement, rather than leaving that to you or handing it off to someone else.
- How long does a project take?
- Every service on this page publishes its full stage list with honest durations. On a new home, design, engineering and selections run 8 to 16 weeks, permitting 4 to 12 weeks, and structure and dry-in 8 to 14 weeks. A kitchen moves faster: consultation and feasibility 1 to 2 weeks, design and selections 3 to 8 weeks, cabinetry and finishes 4 to 10 weeks.
- What do I get before I sign anything?
- A written scope before work starts, and the step-by-step process for your service with honest durations, so you can read what happens and when before you commit to anything.
