Your next property tax bill is almost here. The Indian River County Tax Collector mails real estate tax bills by November 1 each year. If you live in Vero Beach, your city taxes, county taxes, school taxes and other charges all come on that one bill.

The good news is that Florida rewards people who pay early. The discount starts at 4% and drops a little each month. On a bigger bill, paying in November instead of March can be real money.

The discount calendar

The discounts are set by state law, Florida Statute 197.162, and the Tax Collector follows them. Here is how they work for the bill that goes out this fall:

  • November: 4% discount
  • December: 3% discount
  • January: 2% discount
  • February: 1% discount
  • March: no discount, the full amount is due
  • April 1: unpaid taxes become delinquent and a 3% penalty is added

If you pay by mail, the Tax Collector says the postmark decides which discount you get. State law also says that if a discount period ends on a weekend or legal holiday, it extends to the next working day for payments delivered to the Tax Collector's office.

Partial payments are not accepted on real estate tax bills. You pay the whole bill at once, unless you are on the installment plan described below.

What is on the bill, and who to call

The bill has two kinds of charges. Property taxes are based on your property's value. Assessments are charges based on something else, such as acreage. The Tax Collector bills and collects for the local governments, but does not set your value or your tax rates.

That matters when something looks wrong. Questions about your home's value, your exemptions, or your mailing address go to the Indian River County Property Appraiser. Questions about paying the bill go to the Tax Collector. Questions about a tax rate go to the government that set it.

One rate did come down this year. The School District of Indian River County adopted a school tax rate of 5.6740 mills, down from 5.7530 mills last year, according to Sebastian Daily. If your taxable value went up, though, your school taxes can still rise. The same is true for the other lines on the bill.

If your mortgage company pays

Many homeowners pay taxes through an escrow account. If your mortgage company asked for your bill, the copy you get will say "Duplicate Bill - DO NOT PAY." The Tax Collector says that if your taxes are escrowed and your bill does not say that, contact your mortgage company right away. If your taxes are not escrowed, you can pay using that notice yourself.

Bought or sold this year?

Whoever owns the home when the bill goes out is responsible for the whole bill, no matter when they bought it. Taxes are usually split at closing. The seller's share shows up as a credit on the closing statement, which is between buyer and seller. The seller does not pay the Tax Collector. If you have questions about that credit, ask your closing agent.

The installment plan and the deferral option

If one big payment is hard, the quarterly installment plan spreads it out. It is for next year's taxes, so you sign up ahead of time. Applications for the 2026 tax year open November 1, 2026, and must reach the Tax Collector by April 30, 2027. Your estimated bill must be more than $100. Payments come in June, September, December and March, with discounts of 6%, 4.5% and 3% on the first three.

Florida also allows some homestead owners to defer part or all of their taxes, based on age and income. Interest builds on deferred taxes, they become a lien on the home, and they come due when the home is sold, the owner dies, or the homestead status changes. Deferral applications are due to the Tax Collector by March 31.

What to do this month

  1. Watch your mailbox in early November. If no bill arrives by November 9, the Tax Collector asks you to call or look up your bill online.
  2. Find your bill early at the county's online payment center, county-taxes.net/indianriver/property-tax. You can also sign up there to get bills by email.
  3. Check that the legal description matches all of your property. Each parcel gets its own bill.
  4. If you have escrow, look for the "Duplicate Bill - DO NOT PAY" note. If it is missing, call your lender.
  5. If you pay yourself, decide now when you will pay. November gets the biggest discount.
  6. If you want to spread out next year's taxes, get the installment application after November 1 and turn it in by April 30, 2027.
  7. Moved recently? Tell the Property Appraiser your new mailing address in writing so next year's bill finds you.

The Tax Collector's tax department can be reached at 772-226-1343. Appointments can be made through the Tax Collector's website, irctax.com.
